Local Selling Tips

  • Remove all clutter – Throw out or store any unnecessary items.  Pack away nick-knacks and small personal items.  Make sure everything is in its proper place.  Homes that are neat, clean and well organized give the appearance of more space.
  • Give the home a thorough cleaning – Clean stove, refrigerator, and microwaves.  Mop floors and clean carpets.  Organize cupboards and closets.  Dust furniture and light fixtures.  Wash windows and screens to allow for maximum light.  Bathrooms should be impeccable.  Keep towels fresh.  A clean home will give the impression that the home has been well cared for.
  • Make necessary repairs – Apply a fresh coat of paint where needed.  Replace cracked caulking, broken glass or torn screens.  Lubricate creaking or sticking doors.  Ensure faucets are not dripping. 
  • Maintain the yard – Cut the grass weekly, trim bushes back, edge the walk ways. Clean the gutters and replace missing shingles.  Patch holes in the driveway.  Polish your front door knob and house numbers.  Buy a new door mat.   Place fresh pots of bright flowers near the entry. Great curb appeal will draw buyers to view the inside.  
  • Go the extra mile – Buy new throw pillows for the sofa.  Put a seasonal wreath on the door.  Put out potpourri or burn scented candles.  Buy a new mailbox.  Freshen up faded and worn linens or draperies.
  • Staging for showings – When your home is being shown, make sure it is clean and in tip-top condition.  Take pets outdoors or to another location to avoid distractions.  Try to leave home during showings or open houses to allow the real estate professional to showcase your home’s best features.
